Property Technical Inspection

Independent visual assessment before purchase

Property technical inspection is a visual and non-intrusive visit to the property, carried out with the aim of identifying visible signs of technical risk before purchase.

Before buying a house, apartment or villa, it is important to understand if there are signs of dampness, infiltrations, cracks, degradation, poor ventilation, window frames in poor condition or poorly executed works.

Comprador Protegido (Protected Buyer) performs technical inspections of properties for buyers who want to make a more confident decision before signing the Promissory Contract of Purchase and Sale (CPCV).

What is a property technical inspection?

It is a technical visit to the property, carried out by a Civil Engineer, focusing on visible and accessible elements.

The objective is not to replace a complete structural survey or a legal analysis. The objective is to help the buyer identify visible signs that may influence the purchase decision.

The technical inspection allows the property to be examined methodically, carefully and independently.

What signs can be identified?

During the inspection, signs related to:

  • dampness;
  • infiltrations;
  • cracks;
  • mould;
  • condensation;
  • poor ventilation;
  • degradation of window frames;
  • problems in bathrooms;
  • problems in kitchens;
  • poor finishes;
  • poorly executed renovations;
  • problems in balconies, terraces or roofs;
  • general state of maintenance;
  • common areas of the building, where applicable.

Not all signs indicate serious problems, but all can warrant clarification before purchase.

Why do it before the CPCV?

Before the CPCV, the buyer still has room to request information, negotiate, ask for corrections or decide not to proceed.

After the CPCV, the decision may be more restricted.

The technical inspection before the CPCV helps to avoid decisions made with insufficient information.

Limitations of the inspection

It also does not guarantee the absence of hidden defects.

The objective is to observe, record and explain the visible signs relevant to the buyer's decision.
