Home Inspection
Technical visit before buying a house
Home inspections before purchase help the buyer better understand the visible technical condition of the property before proceeding with the deal.
Buying a house involves emotion, pressure, and a significant financial decision. A quick visit is not always enough to identify signs of risk, especially when the property is furnished, recently painted, or presented in very favorable conditions.
Comprador Protegido conducts visual inspections of houses, apartments, and villas, focusing on visible signs that may influence the decision before the Promissory Contract for Purchase and Sale (CPCV).

Why should you inspect a house before buying?
A house may seem ready to move into, yet still show signs that deserve attention.
Among the most common problems are:
- dampness;
- infiltrations;
- cracks;
- stains on ceilings or walls;
- mould;
- condensation;
- degraded window frames;
- lack of ventilation;
- poorly executed finishes;
- signs of recent renovations;
- problems in kitchens and bathrooms;
- insufficient maintenance.
The inspection helps the buyer understand if there are visible signs that should be clarified before purchase.
What do we analyse?
During the visit, we observe accessible areas of the house, including, when applicable:
- walls;
- ceilings;
- floors;
- window frames;
- doors;
- kitchens;
- bathrooms;
- balconies;
- terraces;
- exterior areas;
- garages;
- storage rooms;
- common areas of the building.
The inspection is visual and non-intrusive. No openings, disassemblies, or destructive tests are performed.
Used, renovated, or old houses
The inspection is especially useful for used houses, renovated houses, and old properties.
In renovated houses, some problems may be hidden by new finishes. In old houses, there may be signs of insufficient maintenance, old infiltrations, cracks, or ventilation problems.
The goal is not to scare the buyer. It is to provide them with information before they make a decision.
What do you receive?
After the visit, you will receive a technical report in PDF format with photographs, observations, and practical recommendations.
The report helps to understand:
- what signs were observed;
- what points deserve clarification;
- what situations may justify negotiation;
- whether to request documents or additional analysis.
Service limitations
Home inspection does not replace legal analysis, bank appraisal, energy certification, in-depth structural survey, or laboratory tests.
It also does not guarantee the absence of hidden defects.
It is a visual inspection, focused on visible signs of risk before purchase.
