Why should you inspect an apartment?
In an apartment, many problems may be related not only to the interior of the unit but also to the building itself.
During a commercial visit, signs such as the following may go unnoticed:
- dampness near facades;
- leaks in ceilings;
- stains on exterior walls;
- cracks;
- condensation;
- mould;
- degraded window frames;
- insufficient ventilation;
- problems in bathrooms;
- problems in kitchens;
- degraded balconies;
- signs of problems in common areas.
The inspection helps to look at the apartment with greater technical attention.
What do we observe in the unit?
During the visit, the following may be observed:
- walls, ceilings, and floors;
- signs of dampness;
- visible cracks;
- mould and condensation;
- windows and frames;
- ventilation;
- bathrooms;
- kitchen;
- balconies;
- finishes;
- signs of recent works.
The inspection is visual and non-intrusive.
And the common areas?
When accessible, common areas such as the following may be observed:
- building entrance;
- stairs;
- landings;
- garage;
- storage rooms;
- visible facades;
- roof or common terrace, if accessible;
- general signs of maintenance.
Common areas can provide important clues about the general condition of the building and potential future condominium costs.
Before the CPCV
The inspection should be done before the CPCV, whenever possible.
Before signing, the buyer can request clarification on building works, condominium minutes, recurring problems, leaks, facades, roof, or future expenses.

The report is designed to help the buyer understand the main visible signs of risk before purchase.
Limitations of the inspection
Apartment inspections do not replace legal analysis, bank appraisal, energy certification, analysis of condominium minutes, in-depth structural expert assessment, or laboratory tests.
It also does not guarantee the absence of hidden defects.
It is a visual technical visit.
