The goal is to help the buyer obtain an independent technical opinion before signing the Promissory Contract of Purchase and Sale (CPCV), through a visual inspection of the property and a PDF report with the main risk indicators observed.
1. Send property details
The first step is to send the main property details.
You should indicate:
- location;
- type;
- approximate area;
- ad link, if available;
- estimated date for signing the Promissory Contract of Sale and Purchase (CPCV);
- main questions about the property;
- urgency of the request.
The more information you send, the faster the response will be.
2. We confirm availability
We analyze the area, urgency, property type, and access conditions.
If there is availability to carry out the technical visit, we send the service conditions and arrange the next steps.
Ideally, the visit should be made before signing the CPCV, so there is still room to clarify doubts, negotiate, or better consider the decision.
3. We carry out the technical visit
The technical visit is visual, non-intrusive, and conducted by a Civil Engineer.
During the visit, the main accessible elements of the property are observed, such as walls, ceilings, floors, windows, doors, kitchen, bathrooms, balconies, terraces, visible facades, and common areas, when applicable.
The visit focuses on the main visible signs of risk, such as dampness, infiltrations, cracks, mold, condensation, deteriorated frames, ventilation problems, poorly executed works, and apparent anomalies.
4. We explain the main points
At the end of the visit, you receive a clear explanation of the most relevant aspects observed.
This explanation helps you better understand the apparent state of the property and identify points that may require clarification before proceeding.
5. We send the PDF report
After the visit, you receive a simple, clear, and objective PDF report.
The report includes:
- photographs of the main points observed;
- visible signs of risk;
- technical comments;
- practical recommendations;
- points that should be clarified before purchase.
The report is delivered within 48 business hours after the visit.
6. Use the information to make better decisions
With the collected information, you can decide with greater certainty.
The report can help to:
- ask the seller for clarifications;
- request corrections;
- negotiate conditions;
- better assess risks;
- proceed with more confidence;
- withdraw, if the risks are significant.
