The Pre-Purchase Property Inspection is an independent technical service for buyers considering the purchase of a house, apartment, villa or used property in Portugal.
The inspection is carried out by a Civil Engineer and focuses on the main visible and accessible elements of the property before signing the promissory purchase agreement.
The purpose is to help the buyer make a more informed decision before committing to the purchase.
During the inspection, we assess, when visible and accessible:
- walls, ceilings and floors;
- signs of moisture, leaks and mould;
- cracks, deformation and visible defects;
- windows, doors, frames and glazing;
- kitchen and bathrooms;
- balconies, terraces and accessible roof areas;
- façades and common areas, when applicable;
- signs of recent renovation works or poor workmanship.
After the visit, you receive a clear explanation of the main observations and a PDF report with photographs, technical notes, visible signs of risk and practical recommendations.
The PDF report is delivered within 48 business hours after the technical visit.
This service is especially useful before signing the promissory purchase agreement, while the buyer can still request clarification, assess risks, ask for corrections or negotiate with better information.
Important: the inspection is visual and non-intrusive. It does not include dismantling, opening-up works, invasive testing, destructive surveys, laboratory tests, detailed structural assessment, energy certification, bank valuation, legal review or judicial expert reports.
The objective is to reduce the risk of the purchase decision, not to guarantee the complete absence of hidden defects.
