Important limitations

This service is a visual technical inspection based on accessible and visible elements at the time of the visit.

It does not include destructive testing, laboratory analysis, hidden structural verification, legal due diligence, property valuation, energy certification or specialist inspections such as electrical certification, plumbing pressure testing, asbestos testing or geotechnical analysis.

If we identify signs that require specialist assessment, we will clearly recommend the next step.

Is this the same as a property survey?

It is similar in purpose, but adapted to the Portuguese buying process. We provide a visual technical inspection before purchase, focused on helping you understand visible risks before signing or committing.

Yes. If access is arranged with the estate agent, owner, lawyer or buyer representative, we can visit the property and send you the report afterwards.

Do you work for the estate agent?

No. We work for the buyer. Our role is independent.

How fast do I receive the report?

The report is usually delivered within 48 working hours after the visit.

Can this help me negotiate?

Does this replace a lawyer?

No. A lawyer should review the legal documents. We focus on the visible technical condition of the property.

Does this replace a full structural survey?
